Cheatham Annex Project Wins HRACRE Awards

Monday, October 27th, 2014

Richmond, VA (PRWEB) October 21, 2014

The Hampton Roads Association for Commercial Real Estate (HRACRE) held its annual Excellence in Development Design Awards ceremony on October 14, 2014 at the Sheraton Waterside Hotel in Norfolk, Virginia.

The Cheatham Annex Cottages and Comfort Station team were presented with the top design award, the Jurors Award, and an Award of Excellence for Best Recreation/Entertainment/Hospitality Project.

An excerpt from the judges comments: Despite the modest program and building type, the simple yet inventive detailing elevated the project. We love how the buildings are nestled into the wooded setting. The vernacular form and scale are very appropriate for the use and context.

The Family and Morale, Welfare, and Recreation (MWR) facility is a $ 6.5 million, 20-acre campground at the Naval Weapons Station Yorktown incorporating 16 cottages with views of Cheatham Pond, 50 RV pads, 20 primitive campsites, and support facilities. Considered a prime spot on the east coast for outdoor recreation for active duty, reserve, and retired military and their dependents, care was taken during design to preserve the natural setting of the mature hardwood forest while restoring areas that had previously been used for a firing range and storage yard. The project was designed to meet LEED Silver certification standards. Timmons Group provided site engineering and planning, landscape architecture, and sustainable design services for the project.

Our design team understands the importance of facilities that develop and encourage biophyllic relationships with nature. We appreciate the judges recognition of this extraordinary project,” said LuGay Lanier, Landscape Architecture Principal for Timmons Group.

Project team members included:

Owner: National Weapons Station Yorktown/Family and Morale, Welfare, and Recreation

General Contractor: W.M. Jordan Company

Architect: PMA Architecture

Civil Engineer and Landscape Architect: Timmons Group

Mechanical Engineer: Hickman Ambrose, Inc.

Structural Engineer: Speight, Marshall & Francis, P.C.

Timmons Group was pleased to be a part of the design-build team and proud to have been a part of such a successful project which provides a place of rest and relaxation for our military families, veterans, surviving spouses, DoD employees, and their guests,” said Nicholas Hadiaris, a Site Development Project Manager at Timmons Group. We congratulate all of the team members on receiving this recognition for a truly outstanding project.

HRACRE promotes the commercial real estate industry by educating its members on key issues, monitoring and addressing industry-related legislation, and taking the lead in the industrys evolution within the Hampton Roads region.

The Club at Brickell Bay Plaza Wins the Coveted Comeback Kid Award at 2014 Florida Communities of Excellence

Saturday, June 7th, 2014

Miami, FL (PRWEB) June 04, 2014

The Club at Brickell Bay Plaza, a 43-story residential high-rise located in Miamis Brickell financial district, walked away with a Comeback Kid award during the 2014 Florida Communities of Excellence, held on Friday, May 2 in Orlando, FL.

These annual awards serve as a recognition program to shine a spotlight on positive and productive initiatives that condominiums, homeowners associations and cooperatives statewide have implemented. The Comeback Kid award is presented to communities whose boards and managers have developed successful turnaround programs to revitalize distressed properties, and is a nod to the board and management of The Club at Brickell Bay for its efforts in revamping their troubled community.

For years, The Club at Brickell Bay Plaza was reputed as an epicenter for real estate speculators seeking large returns quickly in the Brickell area. The ensuing mortgage crisis caused the community to rapidly decline as over a third of these speculators abandoned their units, and it experienced a slew of financial and legal challenges. In 2012, The Club at Brickell Bays Board of Directors teamed up with FirstService Residential its then new property management company to assist in setting the communitys affairs in order.

The Michaels Organization’s Revitalization of Hawaii’s Towers of Kuhio Park Wins National Award for Excellence

Tuesday, July 16th, 2013

Marlton, NJ (PRWEB) July 09, 2013

The Michaels Development Company’s $ 135 million renovation of Hawaii’s largest public housing community, The Towers of Kuhio Park, has been presented with a 2013 Vanguard Award from the National Affordable Housing Management Association (NAHMA).

The massive revitalization, undertaken in partnership with The Hawaii Public Housing Authority and The Vitus Group was recognized for demonstrating an exceptionally creative and innovative solution to an affordable housing challenge.

“We are very proud to receive this honor from NAHMA,” said Ava Goldman, president of Michaels Development Company, who noted that rehabilitation of The Towers was Michaels’ largest single-phase development ever. “It’s a wonderful feeling to be recognized, and the best part of all is knowing what a difference this effort has made in the lives of the residents and the community of Kuhio Park,” Goldman said.

The rehabilitation of Kuhio Park’s 555 units marked the first public-private partnership in Hawaii to transform public housing and included major infrastructure upgrades at the two 16-story towers as well as interior improvements.

Each unit received new interior finishes, flooring, windows, doors, energy efficient appliances, plumbing and electrical fixtures. To increase living space and natural lighting, each apartments lanais were enclosed. The renovation also included reconfiguring 33 apartments for handicap accessibility and creating 12 units specially designed for those with visual and hearing impairments.

Utah Based Retirement Plan Wins Investor Award

Tuesday, June 11th, 2013

Salt Lake City, Utah (PRWEB) June 08, 2013

The Western Pennsylvania Real Estate Investors Association has chosen retirement planning company, Strongbrook as the recipient of the 2013 Best Retirement Solution for 2013. Strongbrook is headquartered in Utah but the company provides retirement solutions across the United States. Their core market is a done=for-you approach to using retirement funds to invest in turn key real estate investments. These investments are 100% backed by real estate and generate income on a monthly basis. In the opinion of the award committee, this approach is superior to other stock based retirement plans. The durability of physical assets that produce a monthly income creates a built-in hedge against market corrections. When the stock market corrects, real money is lost. When the real estate market corrects, the property is still there and providing an income to the investor.

The key to Strongbrooks success is in the way that they do business. Strongbrook buys property in hot markets across the United States. Then they contract with local rehab specialists, and set up property management, so that the investor can have all of the benefits of ownership without all of the hassles of being a land lord or dealing with tenants in any way.

The goal of the investment companys acquisition strategy is to buy a property at below market value in desirable neighborhoods with good school systems, and the make-a-better-than-average return for their clients. According to WPREIA President Josh Caldwell, the beauty of this plan is that you can have a retirement income, without having to burn through your assets. To do the same in a stock or gold investment, you would need to sell you asset to generate a monthly income. Real estate provides the income, and Strongbrook does all of the work, what could be easier than that?

Some of the unique aspects of the Strongbrook approach include the fact that an investor can use the money from their IRA to invest in this asset class. Investors can also tap non-traditional sources of income like home equity in order to profitably leverage their money. The most powerful feature of the Strongbrook retirement opportunity is that it does not take much money to get started. The reason for the low cost of entry into what has traditionally been an expensive asset class is that Strongbrook will finance property to a retirement investor and allow a working person to leverage their funds so that more money can be accumulated for retirement.

Investing in real estate is not for everyone. Strongbrook creates a free, customized retirement blueprint for each potential investor, so that the investor can review the opportunity without any obligation. For more information, just click the link above.
