FirstService Residential Selected to Provide Property Management and Community Lifestyle Services for The Ranch

FirstService Residential, the nations leading property management company, recently announced that it has been selected to provide both property management and community lifestyle services for the new 14,000-home, inter-generational community of Rancho Mission Viejo in South Orange County, CA.

The communitys master maintenance corporation, called Rancho Mission Viejo Master Maintenance Corporation, will include common area management for each of the multiple villages planned for the new community of Rancho Mission Viejo. In addition, the new community lifestyle organization, called RanchLife, will be launched with a host of unique all age and 55-plus programmed activities as well as resident-led clubs and special events.

Owned and managed by the same family since 1882, Rancho Mission Viejo is an active ranch on 23,000 acres in South Orange County, CA. About 6,000 acres of The Ranch is planned to provide numerous inter-generational villages with the remaining 17,000 acres of family-held ranch lands preserved as open space under The Reserve at Rancho Mission Viejo. Within the villages on The Ranch will be sites for new schools, parks and recreational facilities, up to five million square feet of commercial uses, and trails to access areas of The Reserve. In addition, about 40% of The Ranchs 14,000 new homes will be dedicated exclusively to home buyers age 55-plus.

The first village on The Ranch is Sendero, designed to provide a wide range of approximately 940 detached and attached homes within 11 different new-home residential neighborhoods. Four of Senderos 11 neighborhoods offer primarily single story homes within the gated 55-plus enclave of Gavilan. Now open at Sendero are three clubhouses (one exclusive to Gavilan residents) with numerous amenities. Planned for construction are Senderos 15-acre community park, the 10-acre Ranch Marketplace retail plaza, the vegetable and fruit gardens of Sendero Farm, a fire station, and the network of hiking/biking trails accessing select open spaces and a County Regional hiking and biking trails system.

With that success, it ventured into luxury fashion, luggage, accessories and more, attracting buyers from Porsche car owners, wannabe owners and people looking for innovative design. Now Porsche Design Group, in collaboration with Mr. Dezer, has created a high rise oceanfront condo that will take their owner’s cars to the front door. Even the penthouse!

Construction recently began on the 57-story, 132 unit condo tower on Collins Avenue, just north of Miami Beach. This is no ordinary highrise with great views, since one of the views – regardless of which floor owners might live on – will be of their car parked outside the front door. Going home to these condos doesnt require getting out of the car until it’s at the owner’s living room door. Arrival is via a glass elevator rising at 600 per minute above terra firma. The Porsche Condos range in size between 4,300 square feet to over 10,000 square feet and a penthouse over 14,000 square feet, and prices ranging from $ 4.7 to $ 13 million.

According to Robert Walsh, project director at TopTenRealEstateDeals.com, luxury condo construction and sales are booming in Sunny Isles and much of South Florida. Many of the new buildings are experiencing presales as early as two and three years before the completion date. In addition to the Porsche Design Tower, the Mansions at Acqualina is also under construction with 79 units and prices starting at $ 8 million and penthouses from $ 20 million to $ 55 million. Chateau Beach Residences will include 84 homes starting at $ 1.4 million and a two-story penthouse with a private swimming pool for $ 25 million. According to Walsh, all three projects are already over 50% sold out with estimated completion dates between 2014 and 2016.

Jack Klugman’s California Auction

Award winning star of stage, film and television, Jack Klugman is best known for his role in The Odd Couple, one of the 1970s most popular TV shows. Klugman was also a big fan of thoroughbred racing, engaging in breeding and racing his own horses. During this time he built a horse training facility on 40 acres in the wine country of Temecula, California, to train his own horses. When his horse, Jaklin Klugman, came in third in the 1980 Kentucky Derby, he said it was the biggest thrill in his life.

Jack’s Temecula horse breeding and training facility took up most of Klugmans free time so he built an 8,920 square foot Spanish-style home there in the grand old Hollywood tradition. The home has 5 bedrooms and 8 full baths with large spaces for entertaining both indoors and out. The main living area has vaulted beamed ceilings and a large curved staircase to the open second floor. Also on the property are four guest homes, a five hole golf course, pool and cabana, a koi pond, a vet clinic as well as barns, two riding arenas and multiple stalls.

Jack Klugmans thoroughbred ranch was previously listed at $ 12 million. The opening auction bid on July 27th will start at $ 2.99 million.

Cordillera Ranch Preparing to Reignite New Development

Boerne-based DH Investments announced several new offerings of properties in its Cordillera Ranch neighborhood northwest of San Antonio. Low taxes, improving job growth, and the Eagle Ford boom have created a real estate boom for the Lone Star state in what The Wall Street Journal recently tagged the Texas land rush. New land development stagnated during the recession as demand for new lots and homes disappeared. Due partially to the rush, the market is now on an upward curve but without the necessary inventory to handle the sudden return of demand, leaving lot inventory at its lowest level since 2008. Lack of new lots being produced during the downturn combined with rebounding sales has put the area in a pinch for new lots, states Charlie Hill, Vice President of Development for Cordillera Ranch. Weve got a pipeline of numerous different lot offerings at a wide variety of sizes and prices in 2013. Its the largest and broadest offering of new product weve ever offered and based on early indications, we think its going to be a huge success, adds Hill.

Preparing for the Rebound

Although Cordillera Ranch wasnt developing a lot of new sections during the downturn (only delivering two new sections in the past four years), there hasnt been a lot of sitting and waiting. In our business you dont sit idle, even in slower times. You use those inevitable periods to refine future plans and prepare to capitalize when the market turns because it always does, noted Hill. Judging by the unique housing product being delivered in 2013 and 2014 in the community, its clear that they spent that time during the downturn refocusing on product mixes, diversity and unique offerings that work with todays buyer. There continues to be great demand for the ultra-luxury home and one-of-a-kind view. Just look at the success of selling out all of Phase 1 at Summit Pass during the true bottom of the downturn. Those were 1-2 acre lots averaging in the mid-$ 500k’s. These are people that want the absolute best view, trees and site that can be had and thats what Summit Pass had to offer, added Barry Denton, Director of Real Estate Sales at Cordillera Ranch. So the next step is to bring on a new phase of premier view properties, and there is a new section of 25 lots coming online this year, named Bears Ridge (after golf course architect Jack Nicklauss Golden Bear moniker). Bears Ridge lots will offer panoramic views in all directions and satisfy buyers looking to have the best-of-the-best.

Whats New?

Adding lots is not the only solution; broadening the offering is also a critical element. In the early years at Cordillera Ranch before the club was added, lots generally were in the $ 50k-$ 120k range; however, as most of the areas of development in recent years have been concentrated on either golf course frontage, hilltop view or river frontage, the premiums that these properties command has driven us into a narrower band of lot product, adds Hill. With lot prices averaging north of the $ 250k across the community in recent years driven by the size, location and unique view attributes of these phases, diversifying the mix to add some product in certain areas that meets the needs of buyers in the $ 100k-$ 150k range is also a focus for some of the new sections.
