MB Real Estate Healthcare Group and McWhirter Realty Partners Break Ground on 30,000 SF Medical Office Building in Conyers Medical Park

McWhirter Realty Partners, a comprehensive real estate services firm offering brokerage, property management and development service, along with MB Real Estate Healthcare Group, today announced they have broken ground on the second medical office building in the Conyers Medical Park. McWhirter Realty Partners is co-developing the building with MB Real Estate (MBRE) Healthcare Group, the project owner. McWhirter is also responsible for the leasing and management. Rockdale Medical Center is the major tenant.

The healthcare industry is changing rapidly and the demand for healthcare real estate is rising, said Barry E. McWhirter, president and CEO. The Conyers Medial Park offers a convenient location with multiple medical disciplines on one campus which satisfies todays consumers needs.

The expansion provides 30,000 square feet of medical office space and allows Rockdale Medical Center, a subsidiary of LifePoint Health, to expand its urgent care, general surgery, vascular and neurological operations among other specialties. Additional tenants include Piedmont Hospital and MD Pain Management.

Rockdale Medical Center is renowned for its patient-centered care and dedicated staff. This is the second of four buildings planned for the Conyers Medical Park, an 11 acre campus located at 1301 Sigman Road, Conyers, Georgia. The first building opened in 2009 and is 100 percent leased. The project is scheduled for completion in fourth quarter 2015. MBRE Healthcare Group is also the construction manager of the new development at Conyers Medical Park. Construction services will be provided by Benning Construction Co. and Robertson Loia Roof is providing the architectural services.

Rockdale Medical Center and its affiliated practices have been successful at the Conyers Medical Park and the expansion will allow us to better serve the needs of our community, said Cliff Wilson, Assistant Administrator, RMC. New construction of medical office space is still low and out dated buildings are not well-suited for todays technology infrastructure or consumer demands for convenient access to healthcare services. A&P Celebrates Topping Out of Forest Park Medical Center Southlake Medical Office Building

On Wednesday morning, March 19, a Topping Out Ceremony was held at the site of the new Forest Park Medical Center Southlake Medical Office Building, signifying that the final height of the new building has been reached.

The project, developed by LandPlan Development and Neal Richards Group, is situated on a 2.645 acre site, adjoining the existing Forest Park Medical Center in Southlake.

The medical office building is a 4-story, 88,159 square foot building, including a grand entrance atrium, elevator core, and shell space for future clinic tenants. The new medical office building was designed by GSR Andrade to maximize the aesthetic balance of the campus by utilizing a stone veneer which matches the existing hospitals exterior finish (see attached rendering).

A two-story enclosed connector joins the new MOB with the existing Forest Park Medical Center Southlake hospital, completed by Adolfson & Peterson (A&P) in April 2013.

LandPlan Developments Director Reed Williams helped to provide the context for this event: Everything that we build here today is a lasting monument to healing that is going to touch and impact the lives of patients for generations to come. This isnt a 10 year or 20 year building; this is a 50 or 100 year building thats made to last.

With the construction of the Southlake MOB facility, A&P proudly continues its strong partnership with Forest Park Medical Center, LandPlan Development Corporation, and Neal Richards Group. Over the past six years, A&P has partnered with Forest Park Medical Center on multiple projects including Forest Park Medical Center Dallas, Forest Park Medical Center Southlake and Forest Park Medical Center Austin. In all, A&P has partnered with FPMC to build nearly one million square feet of hospitals and medical office space throughout Texas.

The FPMC Southlake MOB project is scheduled to be completed in August of 2014.

EBS Achieves LEED

Environmental Building Strategies (EBS), a leader in high performance building engineering, certification, sustainability education and commercial real estate consulting services, announced today that it received LEED Platinum certification for San Francisco Surgical Arts (SFSA), a new Oral and Maxillofacial surgical facility that offers routine oral surgical services, as well as advanced facial reconstructive and cosmetic surgery. EBS provided SFSA with sustainable commissioning/engineering services, as well as strategic consulting on energy, waste & water efficiency, sustainable building materials and construction practices. With EBS guidance, SFSA became the first privately-held medical/surgical facility to achieve the U.S. Green Building Councils highest level of green building certification under the LEED Commercial Interiors (CI) v2009 rating system.

Our goal was to create a green practice to serve as an example for the healthcare community, showcasing the endless possibilities with todays technology and sustainable building materials. As a testament to SFSAs investment, its existing Cupertino office (SVSA)which that did not pursue LEED certificationis half the size of the new office, but spends three times more on energy bills.
