The Kolter Group Announces Second Luxury Condominium Development in Florida this Year

Wednesday, November 27th, 2013

North Palm Beach, Fla. (PRWEB) November 18, 2013

The Kolter Group announced today the opening of the Sales Gallery for Water Club North Palm Beach, a new waterfront community of twin 22-story luxury condominium towers and 20 waterfront villa residences.

Located at 1280 U.S. Highway 1, Water Club North Palm Beach will feature a total of 166 two- and three-bedroom residences, including 12 penthouses and 20 villas. The luxury condominiums, priced from the $ 700s, range in size from 1,728 to 2,602 square feet, with Penthouse Residences ranging from 2,499 to 3,330 square feet. Construction is slated to begin April 2014.

The design of the two architecturally distinctive towers allows for impressive through-views to incorporate the panoramic vistas of the Atlantic Ocean, Lake Worth Lagoon and the Intracoastal Waterway. Each of the condominium residences features expansive great rooms, spacious living areas, dens and two oversized terraces. Private access elevators take tower residents from the secured covered parking and storage areas to their residence.

Water Clubs seven-acre waterfront site offers a private, resort-like setting that includes a Residents Club with owners lounge, resort-style pool, spa, lap pool and fitness center as well as a yoga and Pilates studio, and steam and sauna rooms. Owners can gather around the fire pit and outdoor seating areas or kayak along the Intracoastal Waterway. Boating enthusiasts will enjoy dedicated boatslips, as well as the convenience of the adjacent full-service Old Port Cove Marina, with additional state-of-the-art floating docks, high-speed fuel pumps and full maintenance service.

Water Club North Palm Beach marks the second luxury condominium development start for Kolter this year. Recently, Kolter broke ground on Water Club Snell Isle in Tampa Bay, Fla. which has recorded more than $ 14 million in sales since August. Buoyed by the excellent reception of our product in St. Petersburg and our near sell-out success of 4001 North Ocean in Delray Beach, we feel this is the ideal time for a waterfront community like Water Club in North Palm Beach, said Kolter Urban President Bob Vail. The overall economy is steadily improving and real estate inventory continues to diminish while the pent-up demand for luxury condominiums in this area continues to grow.

We have already seen a lot of interest from potential buyers who feel that this is an exceptional value for a luxury lifestyle on the waterfront in North Palm Beach, added Kolter Vice President of Sales Ed Jahn. Water Club combines the best of both worlds; the luxury and privacy of this waterfront enclave and the close proximity to everything the Palm Beaches has to offer.

The on-site Sales Gallery for Water Club North Palm Beach is now open. Hours are Monday through Saturday 10 a.m. until 5 p.m. and Sunday noon until 5 p.m. Those interested in more information can register for updates at http://www.waterclubliving.com/north-palm/ or call 877-859-2333.

Northern Virginia Real Estate Company Pasquali Realty Group Offers Tips To Prepare The Home For Holiday Guests

Thursday, November 21st, 2013

Burke, VA (PRWEB) November 14, 2013

Preparing the home for the annual onslaught of family and friends takes time and forethought. Pasquali Realty Group, a Northern Virginia real estate company offers the following tips to help prepare for holiday guests.

Prioritize

The day before guests arrive is no time to pull apart junk drawers and clean out linen closets. Declutter guest rooms and public areas foyer, kitchen, living room, den, and dining room. Remove anything unnecessary from countertops, coffee tables, and ottomans; if its out of sight, keep it out of mind, for now. If running short of time, bag up the clutter and store it in car trunks, basements, and out-of-the-way closets. Sort and arrange after your guests depart.

Safety

Light the way: Make sure outside lights are working so guests dont trip on the way to the door. Put motion-activated night lights in hallways, bathrooms, and bedrooms to ensure safe passage after the sun sets.

Child Proofing: Ask parents to bring hardware that keeps their small ones safe, such as baby gates and cabinet locks. Transfer toxic cleaners and medicines from base to wall cabinets. Hide matches and lighters.

Fire prevention: Smoke detector batteries should be changed every 6 months. Every time you set your clock for daylight savings time is a good reminder. If the batteries are older than 6 months, change them now. After guests arrive, run a quick fire drill: Make sure they can locate exits and fire extinguishers, and that they know how to open windows and doors.

Entryway upgrades

The homes foyer is the first place guests see, so make a good first impression.

Upgrade exterior entry doors or give old doors a new coat of paint. Polish and tighten door hardware, and oil hinges to prevent squeaks.

Remove scratches from hardwood floors, stairs, and wood railings. Place a small rug or welcome mat at the entrance to protect floors from mud and snow.

Clear out shoes, umbrellas, and other clutter.

Add extra hooks to walls so guests can hang coats and hats.

Add a storage bench where guests can remove boots and shoes.

Kitchen prep

The kitchen is command central during the holidays, so make sure its ready for guests and extra helpers.

To increase storage, install a pot rack to clear cooking items off countertops and ranges.

Move the coffee station into a family room so guests dont crowd the kitchen when trying to fix meals.

Sleeping arrangements

For guest rooms, replace the ceiling fixture with a ceiling fan and light combo, which helps guests customize their room temperature without fiddling with the thermostat for the entire house.

To carve sleeping space out of public areas, buy a folding screen or rolling bookcase, which will provide privacy for sleepers. Fold or roll it away in the morning.

Bathroom storage

Bring toilet paper, towels, and toiletries out of hiding, and place them on open shelves so guests can find them easily.

If not enough wall space for shelves, place these items in open baskets around the bathroom.

Also, outfit each tub with a bath mat (to avoid falls) and each toilet with a plunger (to avoid embarrassment).
